Guanacaste: why investors look to the Pacific coast

Guanacaste offers an important tourism and transport context for a real estate investor, but it is not a uniform market with a shared yield. The airport in Liberia, coastal hubs, and natural surroundings help explain the interest in the region. Buying well, however, requires comparing the specific address, legal regime, operations, and price, rather than relying on the reputation of the province as a whole.

What the tourism context actually proves

The official ICT tourism portal highlights Daniel Oduber airport and hubs such as El Coco, Papagayo, Tamarindo, and Sámara. This is useful background for orienting oneself in the region. It is not, however, evidence of occupancy for a prospective apartment, nor of its future capital appreciation.

The province encompasses diverse municipalities, terrain, and property types. An apartment in an accessible urban complex, a hillside villa, and an outlying plot cater to different clienteles and carry different costs. Comparing prices per square metre without accounting for these distinctions can be misleading.

The airport: an advantage that must be translated into practice

The presence of the international airport in Liberia is relevant for travel by both the owner and guests. However, verify current flight routes, seasonal operations, and airfares before committing to a specific plan; they should not be assumed to be static.

Measure travel times to the specific property gate, not to the town centre. Consider night-time arrival, the duration of the final stretch, road conditions during rain, and whether a vehicle is required. A guest on a short holiday may view these obstacles very differently from a permanent resident.

Infrastructure dictates usability

The natural and tourist character of an area does not resolve the water capacity of a specific plot. Demand written confirmation from the authorised utility provider regarding the intended use. Neither an existing pipeline nor a functioning neighbouring house constitutes confirmation of a new connection.

The same checklist should include on-site internet, wastewater, electricity, drainage, legal access, and the feasibility of routine maintenance. Once these expenses are factored in, a plot with a lower purchase price may prove more costly than a completed apartment.

Test seasonality month by month

An annual average conceals the months in which revenue fails to cover fixed operating costs. Request monthly booked nights and achieved rates for comparable units from the property manager. A general statement about the tourist season is not sufficient.

Model personal stays separately. If the owner occupies the property during peak demand periods, the remaining lettable period has an entirely different economic profile. The financial reserve must cover operational costs even in the absence of revenue, not merely during an average month.

Comparative scorecard prior to selection

Due diligence areaWhat to verify for a specific property
TransportRealistic route from the airport and the final stretch of road
LegalTitle, concession, permitted use, and development/community rules
UtilitiesWater availability proof, electricity capacity, internet, and wastewater
OperationsAvailable property manager, itemised costs, and emergency procedures
FinancialsComparable actual performance, not merely asking prices
Exit strategyComparable sales and transfer restrictions

Who the region may be suitable for

For an owner combining personal use with letting, operational simplicity may be more critical than maximum floor area. A development investor requires a different team and a larger buffer for permits, infrastructure, and timeline. Therefore, select a location only after defining your objective, holding period, and willingness to oversee operations. No region compensates for this groundwork.
